CASE STUDY - ALLAMBIE NEW BUILD
SECONDARY DWELLING
DESIGN CONCEPT
A property to accomodate two generations of one family.
We worked with our client and our architect to design a unique secondary dwelling to be built on the front of the client's newly acquired property.
The property had an existing 5 bed home with pool at the rear with adequate room at front for a secondary dwelling.
The new building design had to accomodate wheel chair access.
Denali Construction provided input for design to meet all local government controls.
The design incorporated passive home elements to significantly reduce energy requirements.
BUILD PHASE
Weeks 1 & 2 - Front of site cleared & excavated for all services & footings.
Weeks 3 & 4 - Footings, blockwork, services, bearers & joists installed .
Weeks 5 & 6 - Framing & subfloor constructed on-site and installed.
Week 7 - Skillion roof installed using SIP panelling.
Weeks 7 & 8 - Cladding, windows & doors installed.
Weeks 9 & 10 - Gyrprock, flooring kitchen and bathroom installed.
Interior fit-off week 11 to 13.
Week 14 - Exterior trim, stonework & painting complete.
Week 15 - Driveway crossover & landscaping complete.
Week 16 - Move in.
MOVE IN
The building was handed over to owners for move in prior to Christmas 2019.
A few weeks after handover the client had a Christmas lunch for 21 friends and family on the side deck.
This is a complying 60 square metre secondary dwelling (Granny Flat).
Two generations now share the property with plenty of room to enjoy their own private space together with shared gardens and drive way.
